Analyst – Asset & Investment Management
Position Summary:
Integral is seeking to fill an analyst position on its Asset & Investment Management team to support transaction due diligence, underwriting and analysis of real estate investments in new build, acquisitions, and operating portfolio.
Specific Duties & Responsibilities:
The Analyst will be primarily responsible for due diligence and investment underwriting of real estate transactions to optimize risk-adjusted returns. The role requires someone with strong financial analysis and Excel modeling skills, effective communications skills, a desire to understand creative financing structures, and the ability to thrive in a fast-paced learning environment. This is a terrific opportunity for someone earlier in their career interested in investing for positive social and sustainable impact.
Overall duties as follows:
PERFORM TRANSACTION DUE DILIGENCE/UNDERWRITING
Prepare proformas and financial projections for acquisition and potential development projects, including underwriting rents, operational expenses, and project costs. This includes sensitivity analysis (“stress-test”) of the deal based on a list of assumptions.
Prepare financial modeling to support and guide acquisition and asset management decisions.
Carry out transaction due diligence to support financial close and investments in new development and acquisition deals.
Support preparation of offering memorandum for capital partners/investors for acquisitions and new build opportunities.
Perform special projects and other activities consistent with supporting the objectives of the Investment Committee.
PERFORM MARKET RECONNAISSANCE & REPORTING
Conduct market reconnaissance, analyzing supply/demand, rent/sales comps, and other due diligence efforts on prospective real estate deals.
Prepare and present new investment memos, financing or disposition recommendations and updates on existing investment or portfolio status.
PROVIDE PROJECT SUPPORT & EXECUTION
• Assist in preparing financial, market, and other documents required for new business pitches and RFPs.
• Perform various Investment Management functions on an ongoing basis, including the monitoring, reporting and proactive problem-solving of the Company’s existing portfolio of development assets
OTHER DUTIES AS MAY BE ASSIGNED BY VIRTUE OF THE POSITION
Experience & Qualifications:
Previous Work Experience
- Prefer a minimum of three years of real estate industry development, acquisitions, investment management and underwriting work experience.
- Knowledge of real estate investment strategies and capital markets.
- Advanced Excel pro forma financial modeling skills.
- Ability to present complex data and information to clients.
- Exceptional attention to detail.
- Effective communication skills, both written and oral.
- Bachelor’s Degree.
