Dunwoody Village: Aligning Vision and Opportunity
ULI Atlanta is partnering with the Dunwoody Development Authority to convene a Technical Assistance Panel (TAP) focused on Dunwoody Village, the city’s longtime commercial center. With a distinctive architectural character, active local businesses, and a central location, the Village is well-positioned to evolve into a more connected, welcoming, and vibrant community hub. This TAP will bring together a panel of experts to explore strategies for enhancing walkability, introducing greenspace, supporting local retail, and guiding thoughtful redevelopment that reflects community priorities.
Embodied Carbon in Buckhead
As part of a global cohort supported by the ULI Randall Lewis Center for Sustainability in Real Estate, ULI Atlanta hosted the 2025 Net Zero Imperative (NZI) Workshops in partnership with Livable Buckhead. Focused on one of Atlanta’s most vibrant commercial and residential districts, these Technical Assistance-focused workshops convened local leaders, developers, property owners, real estate professionals, and community stakeholders, alongside guest participants from across the U.S. and Canada. Together, they explored practical, place-based strategies to reduce carbon emissions and build long-term resilience in Buckhead. Key focus areas included energy efficiency, low-carbon transportation, and sustainable development. This effort is part of a broader ULI initiative to create healthier, more sustainable, and economically thriving communities worldwide.
City of Tucker
The City of Tucker, Georgia, partnered with ULI Atlanta to convene a Technical Assistance Panel (TAP) focused on addressing affordable and missing middle housing throughout the city. This initiative reflects Tucker’s proactive approach to ensuring housing options are accessible and diverse for its growing population. The TAP brought together a multidisciplinary team of experts in real estate, urban planning, and housing policy to assess current challenges, identify opportunities, and recommend actionable strategies. Through stakeholder engagement, analysis of existing conditions, and best practices, the panel aimed to guide and foster a balanced housing ecosystem that meets the needs of residents across all income levels.
City of Tybee Island
The City of Tybee Island has partnered with ULI Atlanta to convene a Technical Assistance Panel (TAP) to explore strategies for activating and leveraging Memorial Park, a central community asset on the island. Currently home to the municipal annex, Memorial Park holds untapped potential as a vibrant community hub. The TAP will evaluate opportunities to enhance the park’s functionality, accessibility, and appeal while integrating plans to fund and construct a new evacuation shelter that meets the city’s emergency preparedness needs. Through collaboration with local stakeholders and an in-depth analysis of existing conditions, the panel will provide actionable recommendations to maximize the park’s value as a central gathering space while addressing critical infrastructure goals.
2024
Reimagining 401 Walton Way in Augusta, Georgia
ULI Atlanta partnered with the City of Augusta to explore redevelopment opportunities for 401 Walton Way, a six-acre site in the heart of Georgia’s second-largest city. Formerly home to the City’s Law Enforcement Center, the site is now a blank canvas primed for transformation.
Our Technical Assistance Panel (TAP) recommended a phased approach to activate the space in the short term while setting the stage for long-term catalytic development. Immediate opportunities include leveraging partnerships to create a dynamic sense of place through greenspaces, soccer pitches, pop-up markets, and community programming. With strategic planning, the site can become a key connector to Augusta’s riverfront, unlocking greater public access to the Savannah River.
Looking ahead, the site’s location presents an exciting opportunity for an innovation hub that builds on Augusta’s strengths—proximity to Fort Eisenhower, leading medical institutions, and a growing knowledge economy. ULI Atlanta is excited to see how Augusta embraces these possibilities to create a transformative destination in the heart of the city.
City of Norcross
In December 2024, ULI Atlanta convened a Technical Assistance Panel (TAP) to explore strategies for repositioning the Buford Highway Corridor in the City of Norcross. As a vital part of Metro Atlanta’s multicultural landscape, Buford Highway is home to a diverse array of businesses that contribute to the area’s unique identity. However, the corridor’s existing suburban strip mall design presents challenges in maximizing its potential. The panel identified key opportunities to enhance walkability, encourage creative placemaking, and introduce mixed-use spaces that better connect to Norcross’s historic and walkable downtown. Through strategic investment and thoughtful urban design, Buford Highway can become a more vibrant and inclusive asset for the community.
2023
Atlanta Housing ULI Advisory Services Panel
Atlanta Housing’s strategic plans call for the development of 5,000 new affordable homes, a significant portion of which will be on vacant and undeveloped land. Most of the vacant land lacks the infrastructure to support new development as proposed. Atlanta Housing asked the ULI Advisory Services program, in partnership with ULI Atlanta, to help provide solutions towards the development of these parcels.
Rabun County, GA
Forward Rabun requested the guidance of the Urban Land Institute’s Terwilliger Center and ULI Atlanta to provide understanding and meeting housing needs recommendations for Rabun County’s workforce and businesses.
City of Alpharetta, GA
The city of Alpharetta requested the guidance of ULI Atlanta for the repositioning and redevelopment opportunities along the Windward Parkway corridor

Downtown Powder Springs
Powder Springs leadership requested a Technical Assistance Panel (TAP) to study land uses appropriate for downtown, the repositioning of properties the city has under contract, and the potential for further acquisition and land assembly.
